Act now to secure pre-Christmas let.
WHISPER it quietly, but Christmas is now less than three months away and will be here before you know it.
As a landlord, this presents unique challenges, but also a wonderful opportunity to find a quality tenant for your property.
One thing is certain, and that is that if your accommodation is currently empty, you need to act now to achieve a satisfactory resolution before the tinsel comes out and Santa starts dusting off his sleigh.
For many people, money is tight in the run-up to December 25th, and the lettings market is no exception.
Tenants will be looking harder than ever for great value, so you need to make sure your property ticks all the boxes.
Start by tackling tasks you have been putting off for a while or splashing out on small improvements that are likely to appeal to prospective tenants when they view the property.
Look at your property through a tenant’s eyes and ask yourself:
Does the carpet need cleaning?
Could the garden be tidier?
Would a lick of paint work wonders?
Making a house or a flat as attractive as possible is a good first step on the path towards finding the perfect tenant.
After all, first impressions count for a lot and if a viewer is immediately turned off by tired décor or a grubby exterior it might take only seconds for their mind to be made up.
You should also think carefully about the rental you are asking for your property.
Whilst you want to obtain the best return – and at Perry Bishop & Leaders we are proud of the high rents we achieve for our landlords – you will not receive any rent if you set your asking price too high and experience a void period as a result.
Remember, 12 months of rent at £800 a month delivers a greater return than ten months at £900.
Tenants looking now want to be in before Christmas so by securing a tenant with the perfectly presented property at the right price before the festive season you avoid any winter void periods.
My team and I have many years of combined experience in the property industry and have seen many Christmases in that time.
As such, we know exactly how to help you achieve your objectives at this time of year, and would be delighted to meet you at our Stroud branch to discuss how we can help you.
