THIS summer has not been its traditional quieter period, in fact for Besley Hill Town & Country Homes, this August, just gone, has been the best August sales month across all price ranges since we opened our doors back in 2005.
This fact compliments our view that the traditional home selling seasons appear to have been replaced more and more these days by the influence of economic conditions and minor fluctuations in the mortgage market.
Stable, sustained increases in the housing market prices will help it remain healthy for the benefit of all. September is again looking promising in all respects.
With such a variety of homes in the Stroud Valley to choose from, viewers often view high numbers of properties before making an offer on the right one for them.
Some buyers watch the market for some time, have clear requirements and are exacting about their top offers. Others are very careful about what they want to afford and both approaches can lead to homeowners needing to trust the advice given by their agent as to whether to take the offer or not. This is best gained by receiving useful and regular feedback promptly after all viewings.

With large numbers returning from summer holidays, we are expecting increasing numbers of homes coming to the market to match the still large numbers of home seekers already out there.
Prices are still gently rising as a result despite this traditional holiday month.
This point is echoed by Nationwide’s latest report. Commenting on the figures Robert Gardner, Nationwide's Chief Economist, said: “UK house prices edged up by 0.8 per cent in August, marking the sixteenth successive monthly price rise. As a result, the annual pace of house price growth is up to 11 per cent from 10.6 per cent in July".
stating a “national” average increase of 0.8 per cent in August “While this is still below the 11.8 per cent recorded in June, house price growth continues to outpace earnings by a wide margin, with average wage growth running at less than one per cent in recent months."
For most sellers it is not now about whether they are able to sell in today’s market rather how much for.
This decision has to be balanced against not dismissing a good offer on the table and thereby looking a potential “gift horse in the mouth”.
